Columbia Threadneedle sign two new occupiers in Bournemouth
ESH has advised Columbia Threadneedle Investments on agreeing 2 new lettings to Farmfoods and Starbucks in the former Argos on Ringwood Road Retail Park in Bournemouth. Farmfoods have taken a new 15 year lease and Starbucks a 10 year lease. These new occupiers have joined Home Bargains, Sports Direct and TK Maxx on the scheme.

TK Maxx opens in Banbury
TK Maxx opened their new store on Banbury Gateway Shopping Park in October. The former Outfit unit extends to 10,000 sq ft with a full cover mezzanine. TK Maxx have relocated from the town centre. We have also undertaken recent lettings to Greggs, TUI and Claires.
An exciting retailer will be coming to the Shopping Park next year.

ESH represented Nuveen Real Estate on disposal of West Midlands retail warehouse unit
Nuveen, represented by ESH, have disposed of the Matalan in Kidderminster to a private investor for a sale price of £3,050,000.
The property is a standalone retail warehouse unit fully occupied by Matalan until December 2030. It consists of 31,114 sq ft let at a passing rent of £10.49 per sq ft.

Lidl disposes of south east long income asset
ESH are pleased to have advised Lidl on the sale of Charters Estates Agents in Southampton. The asset was sold ahead of quote for a price of £1.35m, reflecting a 6.46% NIY. The purchaser was represented by CBRE.
The 6,533 sq ft prominent roadside unit is let to Charters Estate Agents Limited until August 2031 at a passing rent of £14.16 psf.

LCP acquires dominant north east retail warehouse scheme
ESH are delighted to have represented LCP on the purchase of Alexandra Retail Park in Grimsby. The vendor was represented by Savills.
The park consists of approximately 126,000 sq ft of retail warehouse space, occupied by Food Warehouse, Pets at Home, Matalan, Poundstretcher, SCS, Argos and My Energi. The average passing rent is £10.80 per sq ft and WAULT of 3.7 yrs to expiry and 3.4 yrs to break.

ESH are proud to support The London Soup Kitchen
The ESH team have been helping out at the The London Soup Kitchen on Tottenham Court Road over recent months and continue to do so. Having the chance to help, in what feels quite a small way, is humbling and something we all wanted to do in Central London when we witness homelessness in our own backyard every day. The charity is run by an inspirational group of people, and, like all charities, it relies on the compassion and kindness of others to provide meals to those in need. In our brief experience though, not only is it the basics of food, water, clothing and warmth that are required, but also in many cases simply recognition for being human. The ability to have a conversation with someone, when most of the time all around people simply ignore or walk past, is seemingly immeasurable.
